Christmas Light Contest

This is a friendly reminder that the Bent Creek Activities Committee will be judging Christmas lights throughout the subdivisions tonight (Monday), tomorrow (Tuesday), and Wednesday in the evenings. Be sure to have your lights on and ready, as they will be coming around at different times in different locations to mark scores.

Winners of the contest will receive a gift card and will be announced on our Facebook page. Please note that only homeowners that are fully paid on dues are eligible to win.

We look forward to seeing some great lights this week!


Bent Creek HOA Meeting Postponed

Due to the election being held on Tuesday, November 8th, the Bent Creek HOA board has decided to postpone the regularly scheduled meeting until Tuesday, November 29, 2022 at 6 p.m.

Homeowners are invited to attend in-person or virtually. Light refreshments will be offered to those in-person. Agenda items will be released soon.

Bent Creek Pool Open Dates Announced

With the weather warming and repairs and updates being completed to the Bent Creek and Dandridge pools, we are about ready to open the pools for this season.

The HOA will open the pools for weekends-only starting next Friday, April 22nd. The pools will open full-time beginning Friday, May 20th. Pool security will be present during these times, and pool bands will be required to ensure that all attendees are either dues-paying members or certified guests.

Please remember to wear pool bands at all times while at the pools.

We are looking forward to a great swimming season this year! If you haven’t yet picked up your pool bands, please stop by the clubhouse during regular business hours to pick yours up.

Note: dues must be paid before pool bands will be issued

Halloween / Trick or Treat Schedule

 
Lamar County has stated that Trick or Treat will take place on Saturday, October 30th from 4 – 7 p.m. Please be aware that families and children will be walking in and near the streets trick or treating, so please be extra cautious with driving. If you wish to participate, please turn your lights on. Otherwise, it will be assumed that you are not participating in trick or treat that night. Pools are now closed for the season

Now that the water temperature in the pools has fallen due to the influx of Fall weather, we have now closed the pools for the season and have begun winterizing the furniture and equipment. We thank you for another successful pool season. Our plan is to find a contractor who will install the second pump in the Dandridge pool to add extra filtration ahead of next pool season. This should hopefully resolve any issues that we would have otherwise in 2022.

Preparing for the Hurricane

As we are sure that all homeowner’s are aware, a large hurricane looks to be heading just West of New Orleans. It is anticipated to be a Category 4 shortly before landfall. With Hattiesburg being on the eastern side of the storm, we will likely face the brunt of the winds and rain.


To prepare, please ensure that any loose outdoor items (chairs, plants, pillows, etc) are secured and pets are safe. There is a chance of falling limbs, so you will want to secure any vehicles and parts of your home that may be vulnerable.


We are beginning to secure all HOA property at the parks and pools, including moving all chairs, tables and lounge chairs near the fences and removing umbrellas and pillows. If you use the pool today, please keep these items near the fence. Tomorrow (Sunday), we will walk through again and ensure that all items are secured as well as adding additional chlorine to both pools in anticipation of several inches of fresh water. This is a preventative to ensure that we do not have a chemical imbalance as a result of the storm.


To this extent, we will close both pools tomorrow and Monday. Assuming there is no major damage and the pools can be cleaned, they should re-open on Tuesday. We will alert everyone via Facebook if there is any change to this schedule.

Burglaries Around Bent Creek

Unfortunately, we received word last night of several vehicle break-ins around Bent Creek to Bent Creek West. Our security officer has been reviewing footage from our cameras and images submitted by victims in the neighborhood, and the Lamar County Sheriff’s Office is searching for the perpetrators. 

Please remember to always lock your car doors and doors to your home, especially at night. And, please do not leave any valuables inside of your vehicle.

Dandridge Pool Update

Good news! After almost 50 hours of work on the Dandridge pool to restore the chemical imbalance and filtration issues, we will tentatively plan to re-open the pool tomorrow pending the final results of a chemical test on the water. We will absolutely have it open this weekend for families to enjoy for the 4th. 

The issues that we are facing is several-fold. First, the number of people that we have swim in the Dandridge pool is very high, and it places a tremendous strain on the filter. Second, the filter is not of adequate size to properly filter the amount of water and the filtration needs of the pool given the very high number of people that swim. And third, with all of the influx of fresh water from rain, it disrupts the very delicate chemical balance needed to maintain a clear pool and either causes cloudiness or dilutes the chlorine which allows algae to grow. And as we have found, it does not take much for this to get out of control!

We have both a top-rated pool company that checks the balances of the water once per week (the same company that treats Bellegrass and Canebrake pools), and a staff member that cleans and balances chemicals every day of the week. And even with that, it has not been enough to overcome the issues that this pool continues to face.

Although there has not been a real ‘danger’ with swimming, we have been working in an abundance of caution to ensure that there is no safety risk to children or the pool equipment itself. Our primary goal has been to get the pool ready for the 4th, which it will be. We are desperately trying to find a pool company that will quote us for the installation of a second filter to handle the flow needed to properly clean the pool, as we have concluded that this is the main issue that has caused us problems over the past several years. Temporarily, we will have the sand in the filter changed within the next week to hopefully maximize the efficiency of the one filter that we have. 

Fortunately, we have had no issues at this point with the Bent Creek pool and it remains open for all homeowners at all times. We are hopeful that the issues will the Dandridge pool are behind us this year, but please know that until we are able to find a pool company willing to install a second sand filter, we are not ‘out of the woods.’

Pool Opening Dates / Pool Band Pickup

The Bent Creek and Dandridge pools will open on May 1, 2021. Both pools are in fantastic shape, with repaired / new pool furniture at both pool areas. You must wear your pool bands at all times to access the pools. We will have security monitoring the pools and removing anyone (including homeowners) who do not wear their pool bands. This is to ensure that only dues-paying homeowners have access.

For obtaining your 2021 pool bands, please stop by the clubhouse during regular office hours (Monday, Tuesday, Thursday, Friday, Saturday 9 a.m. – noon). You must be fully paid on your dues to receive pool bands.

Updated Status of the Dandridge Pool

If you haven’t already seen the Facebook updates about the Dandridge pool, this is where we are.  The liner in the pool has been damaged beyond repair.  The Bent Creek board is going to consider options for a gunnite replacement vs. a new liner, with respect to time, quality and cost.  With this said, the Dandridge pool will not be reopened before the end of the season.  The Bent Creek pool will remain open, and we will announce the Fall closure date in the coming months.

Report Dangerous ATV and Golf Cart Abuse to Security

Please note that it is against Lamar County law for ATVs and golf carts to ride on public roads, including all roads in the Bent Creek neighborhoods. We have received reports of ATVs causing property damage and creating a dangerous environment on our roads. If you see an incident of dangerous or damaging activity from someone riding an ATV, please contact Bent Creek Security at 601.543.6999 or the Lamar County Sheriff’s Office.

Pool Band Pickup and COVID Updates

We are excited to announce that pool bands will be available for pickup beginning Monday during regular office hours.  All homeowners must have paid your 2020 dues (in addition to any previously owed dues) to collect pool bands.  These will be required for wear at all times while swimming this year.

We are anxiously awaiting Governor Reeves’ announcement on the shelter-in-place order and our ability to re-open common facilities.  At this time we do not have a definitive date of re-open, but we will announce this soon.  That includes the official start of the pool season.  At this moment, we anticipate everything being open for use by Memorial Day, but more details will be announced soon.

Christmas Decorating Contest 2019

One home in each subdivision, Bent Creek, Bent Creek West, Fieldstone, Worthington, and Dandridge, will be awarded a “Christmas Decorating Contest 2019” award. The homes will be voted by a volunteer committee. This does not mean that the “craziest” decorations win, but rather the home that best reflects the spirit of Christmas and attracts positive attention to Bent Creek from outside neighbors.

Recipients will have a sign placed in their yard to acknowledge the award and a $100 gift card.  Past recipients are eligible to win, but don’t let that stop anyone from trying to be the best in the neighborhood!

The date of judging for the Bent Creek Christmas Decorating Contest will be Sunday, December 22, 2019.  Judging will take place on one night only!

This effort should help to showcase Bent Creek and create a sense of pride and joy in our neighbors.

Pearl River Valley Electric to Begin Right-of-Way Trimming Soon

The Bent Creek HOA recently received notice that Pearl River Valley Electric Power Association will begin right-of-way trimming in the subdivisions soon.  They will be clearing around pad mount transformers, switches, street lights, and secondary pedestals.  They require an eight foot clearance in front of transformers and switches and a three foot clearance around the sides and back.  

This may mean that plantings or shrubbery around these areas could be at risk for significant pruning or removal altogether.  They have given us notice so that we may pass this along to the homeowners.  If you have plantings around transformers, switches or lights that you can remove, please make plans to do so.  As they have done at our entrances, any small trees (i.e. crepemyrtals) may be significantly trimmed to allow for the easement as required.

It is advised that if you do plan to dig around these areas to remove plants, please call MS 811 before digging.  You may contact Michael Graham, Operations Supervisor in the Hattiesburg District for more information at 601-726-3430.

Next HOA Board Meeting  |  Tuesday, August 13th at 6 p.m.

This is a friendly reminder that our next HOA board meeting will be held tonight at 6 p.m. next at the clubhouse, located at 22 Creedmoor in Dandridge.  All dues-paying homeowners are invited to attend.

Pool Reminders – Pool Bands, Alcohol and Guests

Just a friendly reminder that all homeowners and guests at the pools must wear pool bands at all times.  This is so that our security officer may clearly identify who is a dues-paying homeowner and who is not.  We have performed this security measure for four years, and it has dramatically cut down on the number of fraudulent pool users, which keeps your pool experience cleaner and less crowded.  Please also ensure that your guests are wearing one of your supplied bands so that we know they are allowed to swim.  We thank you for your efforts to comply with this needed policy!

In addition, there have been many reports of alcohol being consumed at the pools, and plenty of evidence to back it up in the garbage cans!  Please note that there is absolutely no alcohol allowed at the pools at any time.  This includes glass bottles, cans, or anything else that you have that can hold it!  However, soft drinks and juice are perfectly acceptable, just please discard any trash in the trash can to help us keep everything looking great!

Be Careful When Walking / Running

We ask that all pedestrian walkers take extra precautions, including walking or running ‘into’ traffic flow vs. away from traffic flow.  You should always be looking at the cars coming toward you and aware of oncoming traffic so that you can move to the side of the road when needed.  We have received several reports of near-misses because walkers were walking on the wrong side of the road with headphones in the street.  As you can imagine, that is very dangerous.  Please take extra precautions around curves and hills to ensure that you do not get injured, or worse…

Refurbished Stop Sign Campaign Complete

The HOA has worked to completely refurbish and/or replace all stop signs and pedestrian signs in the subdivisions.  All work is now complete, so we hope that you have enjoyed the cleaner look of our signs.  Little things like this can significantly improve home values in the subdivisions!

2019 Pool Open Dates Announced

 The Bent Creek and Dandridge pools will officially open on Friday, May 3, 2019. Access to the pools will once again require homeowners to wear Bent Creek pool bands. Pool bands are available for pickup at the cluhouse during regular business hours.  Please remember that only paid HOA members will be allowed to pickup bands and access the pools. All homeowners must wear bands at all times at the pools. Security will strictly enforce this policy once again this year to ensure that non-HOA members do not access our facilities. 

AT&T Fiber Internet Coming to Bent Creek

UPDATE – Fiber internet is available in Bent Creek, Bent Creek West, and Fieldstone.  Dandridge should be available around June, 2019. AT&T is making a $1.5 million dollar investment in the Bent Creek HOA neighborhoods to overlay the subdivision with Fiber optics.  This will enable AT&T to offer a competitive alternative to Comcast in the HOA.  Once they are complete with the fiber optic build out, they will be able to offer a 1-gig service for under $90 a month.   They will also have a video offering over this incredible broadband speed, including streaming DirectTV over this broadband service and also provide an IP phone service if desired.  Streaming DirectTV now over this broadband pipe will eliminate the rain fade that so many customers are concerned about with the traditional satellite dish service.  AT&T will be directional boring all the fiber cable and inner-duct for fiber drop crossings on the front end.  They have submitted plans to Lamar county for permit approval and expect to have them back approved next week. The buildout will occur in two phases.  

  1. Phase I will be Bent Creek, Bent Creek West, Fieldstone and Worthington.  Drawings will be issued to construction 5/30/18, construction to begin in June and service ready October of 2018.
  2. Phase II will be Dandridge Subdivision.  Drawings will be issued to construction 8/30/2018, construction to begin September and service ready January 2019.

 There will be bore pits and hand hole placements though.  The contractor will restore those areas the same day in most cases but certainly will have the areas restored within the same week they occur.  As with any construction, it may take more than one attempt to restore a bore pit or hand hole location.  Prior to construction beginning, door hangers will be placed on each door.   

Lamar County Comprehensive Plan Update

The Lamar County Board of Supervisors is in the process of updating its Comprehensive Plan for adoption by September 2018.  Public participation and input is important and welcome.

The Comprehensive Plan is a broad-based twenty-five year plan that guides the county livability consistent with the community’s vision.  The initial Comprehensive Plan was adopted in 2008. 

Elements of the Plan consist of Goals and Objectives, Land Use, Transportation Plan, and Public Facilities Plan. The Public Participation Input meetings have been scheduled for the following dates, time and locations.

Help Us Prevent Illegal Dumping

Homeowners are piling up sticks and debris in areas that are not permissible in the Bent Creek Neighborhoods.  Many of these are on power line easements, and others are in common areas where Lamar County trucks cannot reach.  We will be installing cameras soon in many of the troubled areas to catch whoever is doing this.  We already know of many of the homeowners doing the dumping, but we prefer to have evidence. Please allow this to be a 2-week notice for anyone dumping in illegal areas both now and in the future.  If you do not remove the debris and cease from dumping, we will fine you for each occurrence including the actual cost of removal plus penalties.  Please help us to keep our subdivision looking its best by doing your part to keep it clean and beautiful.  We thank you in advance.
